Castle Cove Duplex
The Castle Cove Duplex is a contemporary residential project by SN Architects, designed to offer the comfort, privacy and quality of two individual homes within a carefully considered duplex development. Located in the leafy Sydney suburb of Castle Cove, the project responds to its elevated site, natural surroundings and beautiful outlook with a refined architectural approach that balances lifestyle, functionality and visual appeal.
Unlike a conventional duplex where the two dwellings are attached along a full shared wall, the Castle Cove Duplex has been designed so the homes are only connected at the basement level. This unique configuration allows the upper levels to feel more independent, giving each residence a stronger sense of separation, privacy and identity. The result is a dual occupancy development that does not feel like a standard attached dwelling, but rather two elegant homes that work together as part of one cohesive architectural composition.
The project is arranged over three storeys, taking advantage of the site levels and the available views. The elevated position allows the main living areas, bedrooms and outdoor spaces to connect with the surrounding landscape, creating a sense of openness and calm throughout the homes. Large windows, carefully positioned balconies and generous internal spaces help frame the outlook while allowing natural light to reach deep into the interiors. Every part of the design has been considered to improve daily living, enhance comfort and maximise the value of the site.
Architecturally, the Castle Cove Duplex combines contemporary design with soft curved forms, warm materials and a refined external finish. The curved roof edges, rounded wall elements and vertical columns create a sculptural appearance, softening the overall building form and giving the project a distinctive identity. The use of natural stone, light rendered surfaces, warm timber-look soffits and dark-framed glazing creates a balanced material palette that feels modern, timeless and suitable for the Castle Cove context.
A key focus of the design was to provide each dwelling with privacy while still maintaining openness, natural light and strong connections to outdoor areas. The layout has been carefully planned to reduce overlooking between the two homes and neighbouring properties, while still capturing views and creating generous living spaces. Landscaped areas, balconies and outdoor zones are integrated into the overall design, helping the homes feel connected to the site and surrounding greenery.
The Castle Cove Duplex demonstrates how thoughtful duplex design can provide much more than a simple side-by-side development. By attaching the dwellings only at the basement level, SN Architects has created a project that improves privacy, enhances architectural quality and gives each home a greater sense of independence. The three-storey design allows the homes to respond to the natural slope of the land while making the most of the outlook and available space.
This project reflects SN Architects’ approach to residential architecture in Sydney: designing homes that are practical, elegant and responsive to their site. The Castle Cove Duplex is a strong example of how a contemporary dual occupancy can achieve a high level of amenity, architectural character and lifestyle value while respecting its surrounding context. With its unique basement connection, sculptural form and beautiful views, the project offers a refined model for modern duplex living in Castle Cove.
