Arncliffe Duplex
The Arncliffe Duplex is a striking example of how dual occupancy housing can be both functional and architecturally refined. Designed by SN Architects, this project responds to Sydney’s growing demand for smart, sustainable, and high-quality housing solutions that align with the Low and Mid-Rise Housing Policy.
Positioned in the heart of Arncliffe, the development redefines duplex living by merging contemporary design with the practical needs of modern families. The façade showcases a clean, modern composition of crisp lines, soft curves, and warm timber textures, balanced with large expanses of glass to create light-filled interiors. Each residence is distinct yet designed in harmony, achieving a sense of individuality while maintaining a cohesive architectural identity.
The planning prioritises liveability, with open-plan living and dining areas that flow seamlessly into private gardens and outdoor entertaining spaces. Natural light is maximised through generous glazing, creating bright and inviting interiors that enhance the everyday living experience. Upstairs, the private bedroom zones feature direct access to balconies, offering residents privacy, views, and connection to the outdoors.
The Arncliffe Duplex is not just a design statement but also a demonstration of how dual occupancy housing can support urban renewal while respecting the suburban character of Sydney’s established neighbourhoods. By utilising site efficiencies, the design responds directly to the Low and Mid-Rise Housing Policy, contributing to the diversity of housing types available while maintaining quality and architectural excellence.
Through careful material selection, landscaping integration, and spatial planning, SN Architects have delivered a project that is elegant, practical, and sustainable. The Arncliffe Duplex represents the future of dual occupancy design in Sydney—a sophisticated balance between density, lifestyle, and architectural integrity.
